Every so often, a national ranking comes out that actually aligns with what those of us on the ground have known for years. Pennsylvania being named a Top 10 US state to live in is one of those moments.
According to WalletHub, PA performed well using their methodology: 1) Affordability, 2) Economy, 3) Education & Health, 4) Quality of Life, and 5) Safety.
As someone who has lived in Greater Philadelphia my entire life and spent the last 16 years helping people buy, sell, and rent homes here, I can tell you this recognition is well deserved. It reflects what our residents experience every day across the Commonwealth, from the suburbs outside Philadelphia, to small towns in Chester County, to the energy of Center City, and to the quieter pace of communities further west.
For anyone considering a move to Pennsylvania, this ranking is more than just a headline. It is a signal that this state offers a balanced, livable, and opportunity-rich environment. For those of us already here, it reinforces why so many people choose to stay, raise families, and build businesses locally.
Let’s take a closer look at 3 Key Reasons why Pennsylvania ranked so high, and why they matter; whether you are thinking about making a move, moving up, or downsizing in our lovely state.
… … …
1. A Top-Tier Quality of Life That Shows Up Every Day
One of the biggest drivers behind Pennsylvania’s Top 10 ranking is its strong performance in quality of life, where it ranked fifth overall.
That category looks at the things that make day-to-day living enjoyable and sustainable. Not just jobs and housing, but how people actually experience life outside of work.
In PA, and especially in Greater Philadelphia, that quality of life is easy to see.
We have an incredible network of trails for walking and biking. The Schuylkill River Trail is a perfect example, offering miles of scenic space right in the heart of the region; but let’s not discount the Wissahickon Valley for hiking, biking, and fishing. Whether you are a casual walker or someone who prioritizes fitness, access like this matters.
Then there is the food scene. Greater Philadelphia is one of the most underrated culinary regions in the country. From neighborhood BYOBs to nationally recognized restaurants, you can experience a wide range of cuisines without ever leaving the area. And it is not just about high-end dining. It is about authentic, local spots that become part of your weekly routine. But don’t forget PA’s classics such as pretzels, scrapple, and chocolate.
Culturally, Pennsylvania delivers in a big way. Museums, performing arts centers, theaters, and live music venues are all within reach. You can spend a Saturday exploring historic sites and a Sunday catching a show or visiting a local market.
Even fitness and wellness are built into the fabric of the community. From boutique gyms to yoga studios to public parks, there are options everywhere.
Penna checks those boxes in a way that feels balanced. You can live in a walkable town with a main street feel, drive 20 to 30 minutes into a major city, and still have access to nature and open space.
That balance is hard to find in many parts of the country. Here, convenience is part of everyday life.
2. Strong Safety Rankings That Provide Peace of Mind
Another major factor in PA’s ranking is safety, where the state came in at 11th overall.
Safety is one of those foundational elements that impacts everything else. It affects where people choose to live, where they raise their families, and how comfortable they feel investing in a community.
In Pennsylvania, many communities benefit from relatively low violent crime rates and lower property crime rates compared to national averages. While no area is perfect, there is a strong sense of stability across many towns and neighborhoods, and there are plenty of community watch groups offering support for your block.
In Greater Philadelphia, you see this play out in the suburbs especially. Towns with established neighborhoods, active community organizations, and engaged local governments tend to create environments where people feel connected and invested.
And that connection matters.
When neighbors know each other, when people support local businesses, and when communities take pride in where they live, safety becomes more than just a statistic. It becomes part of the culture.
As a Realtor, safety is always part of the conversation, but there is only so much I can offer as a resource as to not interfere with the NAR Code Of Ethics. Buyers want to understand not just the home they are purchasing, but the environment around it. Therefore, I always offer helpful websites and data sources where possible.
PA offers a wide range of options depending on what you are looking for. Whether it is a quiet suburban neighborhood, a walkable town center, or a city setting with strong community ties, there are places here that provide both opportunity and peace of mind.
For those relocating from other states, this balance can be especially appealing. You do not have to sacrifice lifestyle to find a place where you feel comfortable putting down roots.
3. A State That Truly Offers “Something for Everyone”
Beyond rankings and data, there is something harder to quantify that makes PA so special.
It is the diversity of experiences, communities, and environments all within one state.
As Bill Lublin, 2025 President of the Pennsylvania Association of Realtors, put it:
“Pennsylvania has something to offer for everyone. Beautiful parks, charming small towns, vibrant cities, historic sites, and everything in between. It’s really a great state to live in with plenty to see and do.”
That statement captures what I have seen firsthand throughout my career.
If you want city energy, Philadelphia delivers with culture, business opportunities, and a strong sense of identity.
If you prefer a suburban lifestyle, the surrounding counties offer incredible options with top-rated schools, walkable downtowns, and close proximity to the city.
If you are drawn to small towns, Pennsylvania has no shortage of charming communities where local businesses, community events, and slower pace define the experience.
And if you love the outdoors, the state’s parks, trails, and natural landscapes provide year-round opportunities to explore.
What makes this especially powerful is how accessible everything is. You can live in a suburban town and still be within reach of all of it. A short drive can take you from a quiet neighborhood to a vibrant downtown, from a local coffee shop to a hiking trail, from a historic site to a modern restaurant scene.
That variety creates flexibility.
It allows people to build lifestyles that match their priorities, whether those priorities are career growth, family life, recreation, or community involvement.
From a real estate standpoint, that flexibility is one of Penna’s greatest strengths. It gives people options, and it allows them to find a place that truly fits how they want to live.
… … …
Rankings like this do more than generate headlines. They influence perception, migration patterns, and ultimately, housing demand.
When a state is recognized nationally for quality of life and safety, it tends to attract attention from out-of-state folks. People start researching. They visit. They consider making a move.
We have already seen this trend play out in Greater Philadelphia over the past several years. Buyers from New York, New Jersey, and even further away are looking at PA as a place where they can get more value, more space, and a better overall lifestyle. Plus, our convenient geographical location is also a bonus.
Pennsylvania is not just a place to live. It is a place to build a life.
What I appreciate most about this region is its authenticity.
The neighborhoods have character. The towns have history. The people value relationships.
You see it in the way local businesses are supported. You see it in community events. You see it in the pride people take in where they live.
And from a real estate perspective, that authenticity creates long-term stability. People are not just moving here for a quick opportunity. They are choosing to stay. If you are considering a move to Pennsylvania, especially to the Greater Philadelphia area, this is a place where you can put down roots with confidence.
You will find communities that fit your lifestyle. You will find opportunities to connect with people. And you will find a quality of life that is both practical and enjoyable. That combination is not always easy to find. In PA, it is part of the foundation.
I’ve built my career and relationships in Greater Philadelphia through hard work, integrity, and consistency, and I’ve watched first-hand our neighborhoods/towns evolve, markets shift, and communities strengthen. I believe strongly that when you love where you live, it shows.
