The 4 Best Home Renovations for ROI

Common question, folks: “What improvements should I make to my home if I want the best return on my investment?”

It’s a great question, because not all renovations are created equal.

Some projects can dramatically improve a home’s value, appeal, and marketability. Others may be expensive upgrades that homeowners enjoy personally, but never fully recoup when it comes time to sell. I’ve seen this time-and-time-again as an experienced agent, so needless to say, it’s common.

Whether you plan to move in the next year or stay in your home for another decade, making thoughtful improvements can benefit you both financially and personally. The best renovations not only increase potential resale value, but also improve the daily enjoyment of your home.

Throughout Greater Philadelphia, buyers continue to prioritize homes that are well maintained, functional, and visually appealing.

According to Pennsylvania Realtors who were recently asked which renovations provide the best return on investment (I was one of them), four projects consistently rose to the top.

Let’s take a closer look at the 4 Best Home Renovations for ROI and why they continue to matter in today’s housing market.

… … …

1. Kitchen Upgrades Continue to Deliver Exceptional Value

If there is one area of the home that consistently influences buyer decisions, it is the kitchen.

For decades, kitchens have been considered the centerpiece of the home. Families gather there. Friends congregate there. Daily life happens there. Because of this, buyers tend to place significant weight on the condition and appearance of a kitchen when evaluating a property.

The good news for homeowners is that you do not necessarily need a complete gut renovation to improve your kitchen’s appeal. In many cases, strategic updates can provide excellent returns.

Popular kitchen improvements include:

• Repainting cabinets

• Updating cabinet hardware

• Replacing outdated light fixtures

• Installing modern faucets

• Upgrading countertops

• Adding a stylish backsplash

• Updating appliances

• Improving lighting throughout the space

Charlotte Bradley of the Greater Philadelphia Association of Realtors summed it up perfectly when she noted:

“While home is where the heart is, for most, the heart of the home is the kitchen.”

She continued by explaining that many bidding wars are ultimately won because of a home’s kitchen, and that kitchens often provide the greatest return on investment when preparing a property for resale. Buyers frequently walk into a home and make a decision about the property within minutes. A bright, functional, updated kitchen immediately creates a positive impression.

Even when buyers plan future renovations, they appreciate seeing a kitchen that feels clean, cared for, and move-in ready.

For homeowners looking to invest wisely, the kitchen remains one of the strongest opportunities available.

2. Refreshed Bathrooms Make a Lasting Impression

If kitchens are the star of the show, bathrooms are certainly a close second. For years, bathrooms have consistently ranked among the best renovation projects for return on investment.

The reason is simple.

Bathrooms are highly functional spaces that buyers use every day. Outdated, worn, or poorly maintained bathrooms can quickly make an otherwise attractive home feel older than it actually is. Fortunately, bathroom updates often provide significant visual impact without requiring massive budgets.

Some of the most effective bathroom improvements include:

• Fresh paint

• New mirrors

• Updated lighting

• Modern fixtures

• New vanities

• Refinished tubs

• Updated flooring

• Fresh textiles and accessories

Todd Van Horn of the Realtors Association of Metropolitan Pittsburgh emphasized the long-standing value of these renovations when he stated:

“It’s been kitchens and baths that give a homeowner the best ROI for the past 30-plus years.”

Stephanie DiDomenico of the Central Susquehanna Valley Board of Realtors added that simple upgrades can make a substantial difference, noting that paint and textiles can go a long way in bathroom spaces. They do not necessarily expect luxury spa environments. What they do appreciate is a space that feels current and well maintained.

A refreshed bathroom signals to buyers that the homeowner has taken care of the property.

3. New Garage Doors Offer One of the Highest Returns Available

When people think about home improvements, garage doors rarely make the top of the list. Yet this often-overlooked upgrade may provide one of the most impressive returns available.

As housing affordability continues to influence purchasing decisions, practicality is becoming increasingly important. Homebuyers want homes that are attractive, energy efficient, and well maintained.

A new garage door checks all three boxes.

I recently shared this perspective when discussing top renovation trends for homeowners:

“For home renovations, 2026 looks to be all about practicality. One of the top recommended upgrades is also one that most would gloss over: new garage doors. Replacing old garage doors with new, attractive and insulated garage doors will provide a solid ROI.”

The numbers support that recommendation. According to a study conducted by the Door & Access Systems Manufacturers Association, garage door replacements delivered an average cost-to-value ratio of 194 percent in 2024. Wow, that statistic is amazing! Few renovation projects provide that level of return.

Why are garage doors so valuable?

First, they dramatically impact curb appeal. For many homes, the garage door occupies a large portion of the front exterior. Updating it can completely transform the appearance of the property.

Second, newer garage doors often improve energy efficiency through better insulation.

Third, they provide a sense of security and modern functionality that today’s buyers appreciate.

Throughout the suburbs of Greater Philadelphia, I have seen new garage doors instantly elevate a home’s appearance and marketability. It is one of the simplest upgrades homeowners can make with potentially significant rewards.

4. Curb Appeal Projects Deliver Big Results

One of the most powerful principles in real estate is that first impressions matter.

Before buyers ever walk through the front door, they have already begun forming opinions about a property. That is why curb appeal projects continue to generate excellent returns, and I even wrote a past blog post talking about curb appeal specifically. These projects often cost less than major interior renovations while producing immediate visual impact.

Popular curb appeal improvements include:

• Exterior painting

• Front door updates

• Landscaping cleanup

• Mulch installation

• Tree trimming

• Flower planting

• Walkway improvements

• Pressure washing

• Outdoor lighting upgrades

Jason Drissel of Tri-County Suburban Realtors highlighted this point by explaining that projects improving curb appeal typically generate some of the strongest returns available. He specifically pointed to new garage doors, exterior paint, and landscape cleanup as examples of projects that provide significant value relative to cost.

I could not agree more.

In many Greater Philadelphia neighborhoods and towns, buyers often drive around before scheduling showings. A home with fresh landscaping, clean exterior surfaces, and strong curb appeal immediately stands out.

These improvements signal pride of ownership.

They suggest that the home has been cared for.

They create excitement before buyers even step inside.

Best of all, many curb appeal projects can be completed relatively quickly and affordably.

For homeowners preparing to sell, curb appeal should never be overlooked.

… … …

One of the biggest mistakes homeowners make is investing heavily in renovations that buyers either cannot see or do not prioritize.

That does not mean those projects are unimportant. New mechanical systems, roofs, and infrastructure improvements certainly matter. However, when evaluating return on investment, visible upgrades often have the greatest impact on buyer perception.

Kitchens, bathrooms, garage doors, and curb appeal enhancements all share one common characteristic. Buyers notice them immediately. These improvements help create emotional connections with the property.

And in real estate, emotional connections often influence purchasing decisions.

When buyers feel excited about a home, they are more likely to submit offers quickly and compete aggressively.

That is exactly what homeowners want.

One of the best reasons to invest in your home is that you benefit twice. You enjoy the improvements while living there, and you potentially benefit financially when it comes time to sell. The key is approaching renovations strategically. Rather than chasing trends, focus on timeless improvements that enhance functionality, appearance, and overall value.

The most successful renovations tend to be practical, attractive, and broadly appealing. They improve daily living while also increasing marketability. That combination creates lasting value.

Whether you’re preparing to sell this year, simply want to protect the value of your home, or just want to enhance your day-to-day quality of life, small upgrades can make your property more appealing, competitive, valuable, and enjoyable.
